Important Law Reform
To address the growing issue of "owner-unknown land," the Japanese government has made inheritance registration mandatory. This applies not only to new inheritances but also to property inherited in the past that has not yet been registered.
Deadline: Within 3 Years
You must apply for registration within 3 years of learning that you have acquired property through inheritance.
Penalties for Non-compliance
Intentional failure to register without a valid reason may result in a non-penal fine (過料) of up to ¥100,000.
Applies to Past Inheritances
If you currently own property inherited years ago that is still in a deceased relative's name, you must register it by March 2027.
